There are both perks and pitfalls when it comes to purchasing new construction. One major advantage is that you have the opportunity to completely customize the home to your specific taste and needs. Do you have a dog that sheds a lot? You can select lighter hardwood floors to help disguise the hair on the floors. Are you a fan of light and bright? You have the option to choose white cabinets and light paint colors for your entire space.

While the small details like these are fun to think about and implement, they are simply the icing on the cake. To ensure you are getting the most out of your new construction home, there are also several important factors to take into consideration.

The unfortunate reality of new construction is that looks can be deceiving. Many homebuyers will often fall in love with the model home that they check out, while also failing to realize that the model homes typically feature every type of upgrade available. To get a more realistic idea of what you can actually get for your budget, ask for a detailed list of what is included. Appliances, quartz countertops, hardwood floors and decorative light fixture can really up the cost.

2. Have your home inspected.
Homebuyers know that an inspection is a normal part of the process with previously built homes, but this important task should not be overlooked with new construction. Have the home inspected during the building process to quickly identify any mistakes before the drywall is installed. An inspection is also recommended once the house is fully built to ensure everything was done correctly.

3. Check it out.
Before you close on a new construction home, do a thorough walk-through of the space. This is your chance to point out details like the wrong fixtures being installed, landscaping not being completed or damage to the walls. It can be more difficult to get these things taken care of if you don’t bring attention to them until after the closing has already been completed.
