New Community Developments

Developers and homeowners association (HOA) board members know they can count on Henderson Properties to manage the daily details of community operations. From sending welcome packets to collecting assessments and monitoring for compliance to the governing documents, no community is too large or too small for Henderson Properties to consider. As of November, 31 new associations chose Henderson Properties as their trusted management partner.

New Developments
New developments are generally managed by the developer until a certain number of homes are built out, then the association is turned over to the homeowners. Henderson Properties has extensive experience in managing new, transitioning, and recently transitioned communities. DR Horton has called on Henderson Properties professionals for many years. Most recently, DR Horton selected Henderson properties to manage the following new and newly developed communities under 200 units in the Greater Charlotte region:

  • Forest Grove Townhomes (Fort Mill, SC)
  • Meadow Brook Community (Mount Holly)
  • Moores Chapel Village
  • Sterling Manor Homeowners Association, Inc. (Matthews)
  • Trinity at North Lake Homeowners Association, Inc.
  • Vance Ridge Homeowners Association, Inc.

Henderson Properties recently began working with Meritage Homes for a planned 88 homes at Parkside Owners Association, Inc. Santee Land Group selected Henderson for Grantham of Cabarrus County Homeowners Association, Inc., a community in Harrisburg that will boast 257 single family homes at build-out. Shea Homes hired the Henderson team to manage Sagewood Homeowners Association in Matthews and Oldenburg Homeowners Association in Marvin.

Large-Scale Communities
Bonterra Village Homeowners Association, Inc. selected Henderson Properties to manage its 674 homes of varying types: single family, Charleston style, garden patio, live/work, patio homes, and townhomes. Each property type has a different HOA assessment. The Henderson team enhances the community with responsiveness, consistency, uniformity, and a maintenance plan to keep community assets looking good and functioning properly.

Under 100 Homes
Henderson Properties now manages Dilworth Terrace Condominium Owners Association and Providence Place Townhouse Association, both in sought-after Charlotte locations.

The Stuart’s Landing Homeowners Association, Inc. in Gaston County and 2220 Roswell Homeowner’s Association, Inc. were self-managed before coming to Henderson Properties. Board members who managed all aspects of their association often sense a renewed appreciation for their community after hiring the professionals at Henderson Properties. They no longer have to collect assessments or send violation notices directly to their neighbors; we do it for them!
