Assistant Property Manager

Salary Range From: $32K

Henderson Properties is seeking an Assistant Property Manager. Qualified candidates must have good phone presence and excellent customer service skills. Ideal applicant will be detail oriented, have a positive attitude and possess the ability to work with limited supervision. 1-2 years of previous experience in property management, real estate sales or apartments is preferred.

Duties of the Assistant Property manager will include but not be limited to:

  • Handle all tenant issues for the properties managed by Henderson Properties
    including all phone calls, emails and walk-ins
  • Coordinate the entire eviction process for delinquent tenants
  • Perform general clerical and administrative duties
  • Coordinate maintenance services

The Assistant Property Manger must possess proficiency in use of computer. This position is very time intensive and requires someone who is highly organized and is able to multi-task.

Must have a 4 year college degree and 1-2 years of property management experience or equivalent of education and experience. Bi-lingual (Spanish/English) a plus.

Community Association Manager Associate

Henderson Properties is looking for a new team member for our Community Association Management division.  This is a unique opportunity to join one of Charlotte’s most successful and fastest growing Real Estate Services companies.

We are looking for the perfect “can do” person to support the Community Association Manager in providing quality client services that will result in creating raving fans.

As a Community Association Manager Associate, you will make sure the Community Association Manager stays on track and on time by keeping and updating the manager’s calendar of meetings/events, as well as assisting in meeting site preparations.  From time to time, the associate will have an opportunity to gain valuable experience by accompanying the manager to board and community meetings.

You will also be using your excellent communication skills as you handle requests and inquiries from our homeowners through in-person, telephone, and email communications.

Are you a stickler for detail?  You will need to be when you assist in preparing bid comparison reports, maintaining community files, updating system information, and generating and processing reports.

By the way, the ideal candidate will have a year or more of experience in property management, real estate or a similar field, possess strong skills in MS Word, Excel, and Outlook, and have a four year degree or equivalent education and experience.

Property Maintenance Technician

Henderson Properties is seeking a full time Property Maintenance Technician-Strong Handyman with maintenance and/or punch work skills for property maintenance and repairs. Must be able to perform various tasks necessary to maintain and enhance the value of the properties under management through professional maintenance practices and quality control while following all policies and procedures. Maintenance duties to include plumbing, drywall, electrical, carpentry, appliances, locksmith, pools (CPO), and other duties as assigned. The Maintenance Technician will be expected to operate effectively with minimal supervision in the completion of assignments. They will plan, schedule and arrange some of their own activities in meeting objectives.

Job Responsibilities and Duties

      • Under general supervision, perform all required general maintenance.
      • Preparation of vacant properties and general maintenance requests.
      • Make timely, relevant choices and judgments while delivering professional services.
      • Operate and maintain properties in a safe condition.
      • Create and maintain a positive and safe environment.
      • Adhere to company’s uniform policy. Must be well groomed.
      • Accomplish all tasks as assigned or requested.
      • Conform to all safety rules and use all appropriate safety and personal protection equipment as required.

Requirements

      • Must provide own tools for maintenance.
      • Communicate with Maintenance Coordinators to ensure smooth maintenance operations at properties.
      • Complete assigned work orders..
      • Participates in the On-Call rotation for emergency calls.
      • Complete repairs and restore properties within the quality and time standards.
      • Must have a valid NC driver’s license.
      • Able to lift 75lbs.

Additional Requirements and Skills

      • Communication Skills: Include a basic ability to read, analyze and interpret general documents and some technical manuals and procedures or regulations.
      • Ability to write simple business correspondence and input into computer.
      • Reasoning Skills: Must include the ability to define problems, collect data, establish facts and draw valid conclusions. Ability to interpret a variety of technical instructions, which may include some diagrams.
      • Analytical Skills: Must possess an intermediate level of ability to gather relevant facts and use them to reach sound and logical conclusions pertaining to professional services delivered to all properties and employees.
      • Administrative Skills: Must have a basic ability to plan and prioritize tasks to achieve the goals of the company.
      • Math Skills: This position requires basic math skills with the ability to calculate figures and amounts.
      • Computer Skills: Basic level or above.

As the Human Resources Manager you will provide support to management and employees in all aspects of human resources while maintaining a big-picture perspective.

The person we seek for this position will be a self-motivated problem solver who can function effectively in a broad range of HR activities. Responsibilities will include Employee relations, Talent acquisition, Employee development, Compliance with applicable employments laws and regulations, Documenting and updating employee handbook/policies and procedures, Administration of employee benefits, Conflict Management, and other related duties. In addition to Human Resources responsibilities, will also have administrative and management duties relating to the overall day to day operations of Henderson Properties facilities.

Essential Qualifications Include:

      • Bachelor’s degree or degree level education in Human Resources
      • 3-5 years of progressive HR experience
      • 1-2 years of hands-on recruiting experience strongly preferred
      • Demonstrated knowledge of employment law, presentation skills, and recruiting practices
      • Excellent interpersonal and communication skills as well as exemplary customer service skills
      • Excellent project management skills with attention to detail
      • Ability to multitask and work effectively while remaining calm under pressure
      • Strong problem solving skills and the ability to be flexible and change directions when needed
      • Proficient in Microsoft Office
